Exterior & Construction Features

  • Poured concrete foundation walls
  • Water proof membrane applied to exterior basement walls
  • Front porches are poured concrete
  • Sub-flooring finished with 5/8” tongue & groove OSB board, glued & nailed to floor joists (weather permitting)
  • 30 year self-sealing asphalt shingles
  • R19 to exterior walls; R40 insulation in ceiling; (R28 in vaulted ceilings) R12 insulation to basement walls floor to ceiling
  • All windows to be Hard Coat Low-E
  • All operating windows come with screen
  • All windows, doors and openings are fully caulked
  • Maintenance free soffits, fascia, eavestrough and downspouts
  • Exterior walls are maintenance free brick and vinyl siding, height of foundation wall and amount of brick showing may vary according to exterior grade and/or at the discretion of the builder
  • Main floor shall be brick
  • Steel lintels and brick over top of windows will be solely at the builder’s discretion

Interior Finishes

  • Deadbolts on all exterior doors
  • Natural finished oak railings on main floor (as per plan)
  • Interior walls to be finished with two coats of quality paint (one color throughout)
  • 40 oz. broadloom with 5 lb. heavy duty underpad (one color throughout)
  • Ceramic tile selected from builder's samples in the kitchen, bath, mudroom, entrance and laundry area (as per plan and one color throughout)
  • 8 ft. ceilings on the main and upper levels (standard)
  • Interior corners finished with paper bead (reduces cracking)
  • Two storey plans may require bulkheads to distribute heating and plumbing to the second floor

  • Quality cabinetry in kitchen with post-formed Arborite or Formica counter top

  • Minimum two electrical outlets in the garage, including ceiling outlet with a rough-in for a garage door opener
  • Two electrical outlets in the basement, one at the circuit breaker panel if located in basement and the second beside the water heater
  • Smoke detector on each floor, including the basement - all are inter-connected
  • Carbon monoxide detector installed
  • Rough-in for cable television and telephone outlets (6 total)
  • Rough-in for future garage door opener
  • White switch plates and receptacles throughout (Decora)
  • Copper wiring and receptacles to electrical code requirements
  • Single laundry tub (as per plan)

Tarion Warranty Program

  • Total of seven (7) years on major structural defects
  • Two (2) years on major systems, including heating, plumbing, electrical and the building envelope
  • One (1) year comprehensive warranty
  • The Tarion Warranty Program’s enrollment fee is to be paid by the Buyer as an adjustment on closing
  • All construction to be in accordance with the Ontario Building Code

  • Presentation plans and model home may show optional  features, which are not included in the base price
  • Material specifications and floor plans are subject to change without notice
  • All house renderings are artists’ conceptions and all floor plans are approximate in dimension
  • The Builder reserves the right to reverse the floor plan on the proposed property if necessary
  • Individual offers will contain details on closing adjustments
